Tenant Screening:
Perform a background check to verify credit, income, and rental history. Review all above information and Accept or Decline applicants.

We have a great marketing program that give the best exposure for a quick turnaround. Handle calls from prospect for questions and viewings. Arrange prospective tenants for showings. Provide rental applications.

We handle all maintenance/repair calls. We have a in-house maintenance crew. We also have a network of licensed, and insured contractors who offer good pricing and reliable service.

Tyler Realty Group will conduct interior/exterior inspections annually. We also will preform inspections before and after the tenant moves. If owner desires more frequent inspections, additional inspections can be requested for a fee of $100.00.

Financial Reports:
To keep owners informed we provide monthly statements. End of the year statements will also be created and mailed along with the owner’s 1099 tax form.

Tenant Move-in:
Confirm move-in date with tenant. Draw up lease agreement. Review and explain lease agreements with new tenants.

Rent Collection:
Receiving rent, sending out pay or quit notices, enforcing late fees.

In the event the rent is not paid. Tyler Realty can represent owner’s in the event that a tenant stops paying. Our charge for court proceedings is $75 per hour + court costs.

Management Fees:
Set up fee: $200.00 (once lease is executed)
Monthly Fee: 10% Monthly Fee
Lease Renewal: $100.00 lease renewal fee

Rental Policies:
Rent is due by tenant on or before the 5th of the month. After the 5th the tenant will be charged a 10% late fee.

Deposit Management:
Tyler Realty Group will hold and manage the security deposit required by tenants in our escrow account. The minimum deposit required is equal to one month’s rent.
